Terms and Condition

1. Booking & Payment

  • A binding rental agreement between the guest and the owner (Mairead Griffin) is established upon receipt of the booking deposit or full payment, followed by a confirmation email.

  • A 25% deposit of the total booking cost is required at the time of reservation. The remaining balance must be paid six weeks before arrival.

  • For bookings made less than 42 days before arrival, full payment plus a €200/£150 refundable damage deposit (if applicable) is required.

  • If the final balance is not received by the due date, the booking will be considered cancelled, and cancellation fees will apply.

2. Cancellation & Refunds

All cancellations must be submitted in writing, and the following charges will apply:

  • More than 60 days before check-in5% of booking cost

  • 45 – 59 days before check-in40% of booking cost

  • 30 – 44 days before check-in50% of booking cost

  • 15 – 29 days before check-in75% of booking cost

  • 3 – 14 days before check-in90% of booking cost

  • 0 – 2 days before check-in100% of booking cost

If a replacement booking is secured, a refund (minus a 5% booking fee) and any price difference will be issued.

In case of government restrictions or lockdowns, a full refund will be provided.

3. Occupancy & House Rules

  • The apartment accommodates a maximum of 5 guests.

  • Only registered guests listed on the booking form may stay in the apartment. Additional visitors must be approved in advance.

  • No bookings accepted from guests under 18 years old.

  • Check-in is from 4:00 PM and check-out is by 10:00 AM. Late check-outs may incur additional charges.

  • Smoking and vaping are strictly prohibited inside the apartment. A breach will result in immediate termination of the stay without a refund.

  • Pets are not allowed on the premises.

4. Security & Damage Policy

  • A €200/£150 refundable damage deposit may be required, returned within 14 days of departure, less any deductions for damages or missing items.

  • Guests are responsible for any breakages, damages, or missing items and must report them immediately.

  • The property must be locked when left unattended, and keys must be returned at check-out.

  • Lost keys will incur a replacement fee.

5. Property & Complex Guidelines

Swimming Pool Rules

  • The pool is open daily from 8:00 AM to 8:00 PM.

  • Children under 18 years old must be supervised by an adult.

  • No glassware, diving, or jumping in the pool.

  • Guests must shower before swimming to remove sunscreen and makeup.

General Guidelines

  • Noise levels must be kept low, especially between 11:00 PM and 8:00 AM.

  • Guests must not sublet or allow unauthorized guests to stay.

  • Fireworks, candles, firepits, and portable BBQs are prohibited.

  • Vehicles must be parked in the designated underground parking space (APT U).

6. Liability & Compliance

  • The owner is not responsible for any loss, injury, or damage to guests or their belongings.

  • Guests must comply with all house and complex rules. Failure to do so may result in immediate eviction without a refund.

  • Wi-Fi usage must be reasonable and lawful.

  • No EV chargers may be used at the property.

7. Check-Out Responsibilities

Before leaving, guests must:

  • Return all keys and remote controls.

  • Dispose of trash and clean any used dishes.

  • Stack sunbeds away from the grass area.

  • Report any damages or missing items.

Final Notes

This property is privately owned, and guests are expected to treat it with care. For any concerns, guests must immediately contact the owner for resolution.
